Located on the site of an abandoned building project in the heart of London's financial district, WSP had to overcome a variety constraints above and below ground to design the second tallest building in western Europe..

When construction of The Pinnacle was halted in 2009, it left behind a three-storey basement with nine floors of concrete core and piles embedded more than 50m into the ground. Rather than excavating this ‘stump’ and beginning again, WSP were able to successfully re-use the existing foundations and incorporated more than 40% of its basement slabs into the replacement tower.

Through mega-transfer girders, inclined columns with high-strength steel cable ties, triple-storey A-frames, partial demolition of the existing basement, and partial top-down construction, the structural design unlocked the site and pushed the limits of structural engineering.

Installing an additional 85 mini piles in among the forest of existing deep piles, enabled the foundations to support a building with approximately 30% more lettable area than its predecessor.

TwentyTwo Bishopsgate also offers a more elegant design and protects more key sightlines across the city. All this was achieved surrounded by narrow streets, tall buildings and London’s valuable historical heritage.

At 278m, it will be the second-tallest building in London, demonstrating what is possible when efficient, ingenious engineering meets good design.
